Typically, you will be approached by a member of our team around 6-8 weeks before your tenancy is due to expire in order to confirm whether you would like to continue with us. In the case you have not received this call or have decided early on to continue staying at one of our properties, simply write or speak to a member of our staff and they will be able to assist you straight away.

Moving In

After you have confirmed your decision to rent one of our properties, you will be sent an email with our list of requirements. These include matters such as confirming right to rent, references, employment status and supporting information along with other supplementary documents. A complete list of initial requirements is available in the ‘Forms’ section of this website.

Paying Rent

Except from your first month’s rental payment, which would have to be made in advance along with your deposit, all subsequent payments should be made through a standing order to be cleared on or before the rental payment date as identified in your tenancy agreement.

Under the terms of your contract, you are required to pay rent on or before its due date. If you are having problems with rental payments that may result in late payments, please contact a member of our staff to discuss your circumstances.

Tenancy Agreement

Assured shorthold tenancy (AST) is the most common type of agreement used by landlords to let residential properties to private tenants. ASTs are typically given for a period of six months but can be for longer. After this initial agreed period, the landlord is able to evict the tenant without a legal reason. Once you have decided to end your tenancy, we request you to serve a formal written notice confirming your intention to vacate the property. Unfortunately, we are unable to entertain verbal instructions and therefore you would be required to send in an email or letter confirming your intention. We may not be able to action until such written notice is received.

Maintenance

You can report any maintenance or repairs issue by simply writing to us or speaking to one of our staff members over the phone. We pride ourselves in short turnover time for maintenance matters and would work our best to get the matter resolved as soon as possible.

Moving Out

Unfortunately, you are unable to end your tenancy before the fixed terms expire. In cases where your circumstances have changed dramatically, please write or speak to us as soon as you become aware of these changes and we will try to accommodate any reasonable requests.

After you have moved out of the property and supplied copies of all bills that you were responsible for having been paid up in full, our team will inspect the property and make recommendations regarding the deposit. Once all formalities are satisfied, your deposit will be released straight away. Normally, this takes a maximum of 7 working days from the day you vacated the property, unless there is a dispute over a proposed deposit deduction. Yes, you would be required to: • Arrange a moving out date with our team • Make sure your rent is paid up in full • Evidence of all bills that you were responsible for being paid up in full • Supply a forwarding address • Arrange for property to be professionally cleaned if required under the terms of your agreement • Arrange for the return of keys and confirm bank details for return of deposit

On the day you vacate the property, you will be required to visit our office address to return the keys and sign the key return form. Our office address is 36 Wightman Road, N4 1RU. In the case you are unable to attend the office to physically return your keys, please make a member of our team aware of your circumstances as soon as possible so they may assist you as best they can.

We advise all our tenants to make sure they inform all concerned parties of their change in address as soon as possible. This helps make sure no important post gets wrongly delivered or lost. Unfortunately, we are not in a position to safeguard post once a tenant has moved out. We advise the new occupants of the property to return any mail relating to the old tenants or drop them by our office.

Deposit

Landlords must put your deposit in a government-approved tenancy deposit scheme (TDP) if you rent your home on an assured shorthold tenancy. In England and Wales your deposit can be registered with: • Deposit Protection Service • MyDeposits - including deposits that were held by Capita • Tenancy Deposit Scheme These schemes make sure you’ll get your deposit back if you: • meet the terms of your tenancy agreement • don’t damage the property • pay your rent and bills

Your deposit would either be equal to one month or five weeks’ rent depending on the property you are moving into. This information is usually available on the profile section of the property. As per recent legislation, it is illegal to ask for more than 5 weeks rent if it the let is under an assured shorthold tenancy.

Deposit is released once you have supplied evidence that all bills you were responsible for have been settled in full and after an inspection of the property is carried out by our staff. If there are no disputes, the deposit will be returned within 7 days from the day the property was vacated.

Your deposit will be returned through an electronic bank transfer to your bank details held on file. If you wish to receive your deposit into a different account, please speak to a member of staff at the time vacating the property.

Yes, if upon inspection of the property damage beyond normal wear and tear is identified, a proposal for deduction shall be made to the tenant. This is the primary purpose of holding a deposit so that the landlord can be protected against unreasonable damage.
